Termite fumigation (tenting) in Los Angeles: cost factors and preparation
Whole-house fumigation is a big job. Here's what goes into the price and what you'll need to do before, during and after.
Updated October 2026.
When fumigation is recommended
Fumigation is usually recommended for drywood termite infestations that are widespread or hidden in places local treatment can't reach (inside walls, deep in attic framing). It treats the entire structure at once. It does not prevent future infestations, and it is not the standard treatment for subterranean termites, which live in the soil.
What affects the price
Fumigation quotes vary widely, so it's normal to get more than one. The main factors:
- Size and volume of the structure. Fumigant dose is based on cubic footage, so square footage and ceiling height matter.
- Roof type and shape. Tile roofs and complex rooflines take more labor and care to tarp. Some companies charge more or require a roof-tile waiver.
- Attached structures. Attached garages, patio covers and decks may need to be included.
- Access. Tight side yards, landscaping against walls, and nearby structures affect setup.
- Extras. Wood repairs found during inspection, secondary local treatments, and gas utility shut-off and relight are often itemized separately.
Ask for a written quote that lists what is included, the fumigant used, and any warranty period.
How long you'll be out
Plan on being out of the house for roughly two to three days in most cases. The structure is sealed and fumigated, then aired out, and the company must clear it with testing equipment before anyone re-enters. Your provider will give the exact schedule.
Preparation checklist
- Food, medicine and tobacco: remove them, or seal them in the special protective bags your company provides.
- People, pets and plants: everyone out, including fish tanks and indoor plants.
- Gas: the gas utility is often scheduled to shut off service; arrange the relight.
- Plants outside: water the soil around the foundation the day before, and trim plants back from walls so the tarps seal well.
- Valuables and keys: secure valuables; the company will need access keys for all doors.
- Mattresses and pillows with waterproof covers: remove the covers or remove the items, as instructed.
After fumigation
Air the house out further when you return, check that pilot lights are relit, and keep the inspection and treatment paperwork. You'll want it if you sell the home.
